What We See Most in Atlanta Garages

Older intown homes. Grant Park, Kirkwood, West End and Candler Park are full of 1920s–40s houses with detached garages. These often run older single-spring setups on lightweight wooden or early steel doors. When that one spring goes, the door is dead weight — and there's no second spring sharing the load. We usually recommend converting to a paired torsion system so a single failure doesn't strand you again.

Newer builds north of I-85. Buckhead and Brookhaven homes tend to have wide double doors with belt-drive openers. The doors are heavier and better insulated, which is good, but it means worn rollers and unbalanced springs put real strain on the opener motor. Most of the opener failures we see up there started as a balance problem nobody noticed.

Atlanta humidity. Summer damp and temperature swings are hard on steel cables and tracks. Fraying and surface rust show up faster here than in drier climates, which is why we check both cables on every visit even when only one has failed.
